Who are you? Are you the buyer?

I am Fredo, and yes I am the buyer. If you call me or fill out my form with your info, you will deal with me, that’s why it says I buy the houses.

Do you do this often? How long have you done this?

All day, everyday. I literally spend hours a day looking at houses on my computer, thinking about houses, listening to podcasts about houses. I sometimes wake up in the middle of the night and my first thought is about a real estate related problem I am having.  I love real estate, I love houses, and I love helping people solve their problems with real estate and houses. I have been in this business since 2012 and I have a real estate broker’s license in two states.

What sets you apart from other home buyers?

You will deal with me personally and directly, not with a salesman, no pitches, scripts or canned lines. Also while I can buy your house, I can also present you other options side by side so you can make the best decision for yourself. I am a licensed broker, so for most homeowners I can offer ALL of the options.

You keep talking about options, What other options do I have?

Generally three:

  1. EASY – Sell as is for a cash offer (PS. -> I do this)
  2. MEDIUM – Prepare it for the market and sell it as it is (PS. – I can do this too)
  3. HARD – Remodel it yourself or with a contractor and sell it on the market (I can help with this)

What kind of houses do you typically buy?
I typically buy single family houses of all types, styles, sizes. The Saint Louis metro has all sorts of houses of all sorts of ages, I will look at anything. I will even look at lots or land.

Who normally sells their house to you?

Normal people like you, like my parents, like your parents, like your neighbors. Every case is different, but most commonly I deal with inherited houses and houses where owners recognize that while well kept, their homes need updating and they would like to move on.

Will you list my house or buy it from me?

Although I am a licensed broker, I do not represent you in any fashion if I offer to purchase your home with a cash offer. However, I do have the ability to list your home for you if you want to do it that way. I am happy to present the pros and cons of those options along with a third option.

How does the process work?

a) First we discuss your goals and your situation, I want to figure out what is going on with you and how I can help you, if I can help you.

b) Then we discuss the property, the details about it, the good, the bad, everything.

c) Then I do my homework on the property.

d) Then I make you an offer or propose another solution

That is a pretty simplistic overview of the process, but that is it.

Is a cash offer really all cash?
It is a figure of speech meaning no conditions or contingencies, no outside bank approval needed on my part. If I offer it means I will close and buy the house from you. Typically this is done electronically via a bank wire. However, if you wanted to be paid in all cash, I suppose that could be arranged. It would probably require a wheelbarrow or something like that. If you choose to do the wheelbarrow method, we are going to film it!

Will the offer change after we have agreed to a price?
Typically no, if I offer a certain price I am comfortable buying the house at that price. If an inspection reveals an undisclosed issue or a major fault with the property, at that point it would depend on the nature of the fault.

How do you come up with your offer price?
I evaluate each house based on a variety of factors including its location, current condition, and market valuation. I am a real estate investor and business owner, so I do seek to make a profit. After our initial discussion and an evaluation of your house, I will make a fair, no catch offer that is based on the market value of your house after a full renovation – discounting the renovation costs and time. What kind of condition are the houses you buy normally in? 

I buy really nice houses, I buy some not so nice houses, and everything in between. I am not just interested in “ugly houses” or “unwanted houses” (is there such a thing?) Even if your house is in super nice condition, give me a call, I could be interested in buying it.

What do you mean you will buy my house as-is? No repairs?
When I say I will buy your house as-is, I mean you can take as much or as little as you want and leave the rest to me. You do not have to clean anything out, you do not have to fix anything. You do not have to prepare the house for showings. No repairs will ever be required with my offers. No need to spend any money or time on cleaning, maintenance, or repairs of any sort. Leave as much as you want to me and my contractors. If the house is in great condition, great! If the house is in really bad condition, also great! I will still buy it.

Can I stay in my home a little bit longer after the sale?
Yes! Through a holdback or a leaseback, I can accomodate you if you need to sell your house quickly or within a specific time frame, but also need to stay in the house slightly longer.

Are there any other fees, costs, or commissions?
Anyone that says CASH OFFER TO YOU WITH NO FEES is full of it. There are typically some modest recording fees, legal fees, and notary fees involved with the sale and transfer of the property. They vary slightly within a range, but are generally low. There are also normal tax prorations. If there are any mortgages, owed taxes, HOA dues or other liens, those must be satisfied as well. But apart from that there are no commissions or other costs that I charge if I offer to buy your house.

How quickly can you close? How fast is fast?
I can close as fast or as slowly as you want. Typically if we need to close fast, it can be done in as little as three business days. In other cases, a seller wants peace of mind but isn’t ready to move immediately, so I can push a closing out a month or even longer. I work on your timelime. If it works for you, I can probably make it work for me.

What will you do with the property?

I typically update the houses I purchase to reflect what buyers want. The idea is to make it appear like what you see on house remodeling shows on tv. It looks easy, it is a lot of work.

Why shouldn’t I list with a real estate broker/agent?

You certainly can if that is what you want to do, I am a licensed real estate broker in two states and I can list a property for you if you decide that that is what is best for you. However, it typically takes an investment of time and money to fix items that need to be fixed, to clean the house, to prepare it for listing, and to keep it show ready while it is on the market.

Is there any obligation when I submit my information?

None whatsoever, I offer options for most homeowners looking to sell their home, I can present both with the pros and cons of each. Ultimately though, there is no obligation to do anything.
